1. Understand the 50% Rule (If you're in a flood zone)
If you live anywhere near Shore Acres, Snell Isle, or coastal St. Pete, you must understand the FEMA 50% rule before lifting a hammer. If the cost of your improvements exceeds 50% of your home's depreciated structure value (not the land value), you may be forced to bring the entire structure up to current flood elevation codes.

2. The Layout Triad: Sink, Stove, Fridge
Aesthetics are important, but functionality dictates how much you'll love your kitchen in five years. We always map the "work triangle." If your kitchen workflow forces you to walk around an island to get from the sink to the stove, the design has failed, regardless of how beautiful the quartz is.

3. Don't Skimp on the Invisible Infrastructure
It's easy to look at a quote and try to shave off line items like "$800 for subfloor leveling" or "$1,200 for dedicated 20-amp circuits." Don't do it.
- Electrical: Modern kitchens require vastly more power than 1950s kitchens. You need dedicated circuits for the microwave, fridge, and at least two countertop appliance zones.
- Plumbing: If your walls are open, replace that cast-iron stack. Period.
- Leveling: Large-format tiles and seamless quartz installations require a perfectly level subfloor, or they will crack within a year.
4. Order Materials Long Before Demo Day
Supply chain issues haven't vanished. Custom cabinetry can take 8-12 weeks. If your contractor rips out your kitchen before the cabinets arrive in their warehouse, you are going to be eating takeout for three months.
